Quantities are quantities. What they cost depends on whose shop is building the job — so you choose the cost basis, and you can change your mind between bids.

We price with current regional labor, equipment, and material rates for the project's location and wage classification.

06 Questions

The things contractors ask first.

What does a takeoff cost?

It depends on the size of the plan set and how many trades you need priced. Send the package and you'll get a fixed price before any work starts — no hourly billing, no surprises on the invoice.

How fast can you turn one around?

Most complete packages go out in 24 to 72 hours. Same-day rush is available when the bid date is tight — tell us the deadline up front and we'll confirm whether we can hit it before you commit.

What do you need from me to start?

Plans, specifications, and any addenda issued to date. A plan room link, Dropbox folder, or a stack of PDFs all work. If drawings are incomplete, we'll tell you what's missing rather than guess.

How do you make the numbers match my costs?

By using your costs. Quantities are objective — 400 cubic yards is 400 cubic yards — but what that costs is entirely a function of whose crews and equipment are doing the work. A union shop with an owned excavator and a rented one are three different numbers for the same scope.

So we ask for your burdened labor rates by classification, your crew makeup, which equipment you own versus rent and what your internal ownership rates are, your own production history where you have it, haul and disposal distances, any supplier agreements that beat market pricing, and how you want markup, overhead, bonding and insurance handled. You send that once; we keep it on file and apply it to every bid after.

If you'd rather not share rates, or you're testing an unfamiliar market, we price at current regional rates instead and you adjust before you submit. Both are legitimate — just tell us which on the request form.

Do you bid against your clients?

No. We do not perform construction work and we do not bid jobs. Your plans, quantities, and pricing stay confidential, and we won't take on two competing bidders on the same project.

What if I disagree with a quantity?

Every line ties back to the sheet and detail it was measured from, so you can check any quantity yourself. One round of revisions is included in every package — flag it and we'll correct it.

Do you handle prevailing wage and public work?

Yes. Prevailing wage rates, certified payroll burden, and DBE or set-aside requirements get built into the estimate from the start, not bolted on after award.
